Property Maintenance & Code Compliance

The Village of Plain City works with residents and businesses to ensure properties are properly maintained in an effort to protect property values and preventing neighborhood blight. Property maintenance violations, including those related to trash, tall grass and weeds, and inoperable vehicles, are primarily complaint-driven. However, the Village may observe violations during neighborhood patrols.

In the event that a complaint is filed:

  1. When a complaint is received, either by phone, in-person, written, or otherwise, the alleged violation is investigated before any official action is taken. If no violation is observed, no further action is taken.
  2. If a complaint has merit, a case file is opened and a violation notice is issued to the property owner. The notice outlines the specific violation(s) in question, the applicable codes prohibiting such activity, and any corrective measures necessary for compliance.
  3. The property owner is given an initial period of time to make the necessary corrections to remedy the situation. The amount of time a property owner is given to correct a violation is determined on a case-by-case basis. For example, violations that pose an immediate risk to the public’s health and welfare will an immediate solution.
  4. If the violation is not remedied within the specified time frame, the property owner may be subject to a maximum fine of $100 per day. Legal action may also be initiated.
